Project Overview

The client, an F&B tenant in a high‑traffic commercial building in Singapore, was approaching the end of its lease and required a full reinstatement of the shop space to the landlord’s original condition. At HackingSG we were engaged to carry out a comprehensive F&B shop reinstatement, which involved the complete removal of all tenant‑installed fixtures, the dismantling of the raised vinyl floor system, and the extraction of all associated electrical and plumbing services.

Our team worked diligently to strip the space back to a clean, sealed shell, capping off the water meter, waste pipe, and all utility terminations before performing a precise paint touch‑up. The result was a pristine, ready‑to‑re‑lease area that met the building’s reinstatement guidelines and the landlord’s specifications.

Technical Challenges

  1. Integrated Service Networks
The shop’s original fit‑out integrated electrical conduits, water supply lines, and a waste pipe within the raised vinyl floor. Isolating and extracting these services without damaging the underlying structural slab required careful sequencing and the use of specialised end‑cap kits to ensure a watertight and fire‑safe seal.

  2. Raised Vinyl Flooring Removal in a Confined Area
The vinyl floor was bonded to a sub‑floor that ran beneath fixed partitions and built‑in counters. Removing it in a tight footprint demanded precise cutting and lifting techniques to avoid collateral damage to the surrounding walls and to keep dust generation to a minimum.

  3. Maintaining Operational Continuity for Adjacent Tenants
The premises were located within a bustling food‑court environment. All demolition and reinstatement activities were scheduled after normal operating hours, and we implemented strict site segregation to prevent noise, vibration, or debris from affecting neighboring businesses.

  4. Compliance with Building Regulations and Reinstatement Standards
Singapore’s building codes require that all service terminations be properly capped and that any wall penetrations be patched to a uniform finish. Ensuring each cap met the relevant standards while simultaneously preparing the surfaces for a seamless paint touch‑up added a layer of precision to the work.

Project Considerations

  • After‑Hours Work Scheduling – All heavy removal tasks, including fixture extraction and floor demolition, were performed during night shifts. This strategy eliminated disruption to the client’s operating hours and to adjacent tenants.

  • Rigorous Site Housekeeping – Throughout the project we maintained clean aisles, used protective sheeting on remaining fixtures, and staged removed items in sealed containers. This not only protected the surrounding commercial areas but also complied with the client’s health‑and‑safety expectations.

  • Professional Project Management & Communication – A dedicated project manager coordinated daily progress updates via WhatsApp, ensuring real‑time visibility for the client and the landlord’s facilities team. Detailed photographic logs documented each stage of service removal, end‑capping, and paint preparation.

  • Adherence to Reinstatement Guidelines – All water, waste, and electrical lines were terminated with manufacturer‑approved end caps, and any wall or floor penetrations were patched using compatible filler before the final paint touch‑up. This guaranteed compliance with the building’s reinstatement requirements and avoided future disputes.

  • Environmental Controls – We employed low‑dust extraction tools and localized containment to minimise airborne particles, protecting both the indoor air quality and the health of on‑site staff.

Results

The reinstatement was completed on schedule, with the final handover occurring within the agreed lease‑end timeline. The space now presents a smooth, uniformly painted surface and a sealed floor ready for the next tenant’s build‑out.

Key outcomes include:

  • Zero Business Disruption – By executing the bulk of the work after hours and maintaining strict site segregation, adjacent F&B outlets reported no impact on their operations.

  • Regulatory Compliance – All utility terminations were capped to code, and the patched walls passed the landlord’s final inspection without the need for remedial work.

  • Enhanced Property Value – The meticulous reinstatement restored the shop to its original
