A mid‑rise commercial property in Singapore was approaching the end of its lease for an F&B outlet. The tenant required a full reinstatement to meet landlord specifications and to prepare the space for the next occupant. Our team was engaged to execute a comprehensive end‑of‑lease restoration that covered demolition, cleaning, mechanical servicing, and finish re‑installation.
The scope encompassed the removal of all built‑in carpentry, counters and kitchen cabinetry, the stripping and replacement of floor and wall tiles, thorough cleaning of the entire unit, and the refurbishment of electrical fixtures. In parallel, we serviced the air‑conditioning plant, serviced the kitchen exhaust system, desilted the grease interceptor, and flushed the sewer line to ensure all building services were returned to optimal condition. The project concluded with wall make‑good, repainting, and the replacement of damaged lights and power points, delivering a pristine, ready‑to‑fit‑out space.
Technical Challenges
Coordinated Demolition in a Live Commercial Environment – The unit was situated in a bustling retail precinct, requiring us to protect adjacent tenants and maintain clear egress routes. Stripping built‑in counters and cabinetry while preserving underlying services demanded precise sequencing to avoid accidental damage to concealed plumbing, electrical conduits, and ventilation ducts.
Tile Removal and Substrate Preparation – The original timber‑look floor tiles were adhered over a mixed substrate. Removing them without compromising the underlying concrete slab required careful chiselling and controlled breaking to prevent cracking. Once the tiles were cleared, we needed to level the surface and address uneven wall edges left by the previous tile and plaster finishes before new tiles could be laid.
Mechanical and Drainage Servicing Within Tight Spaces – The kitchen exhaust and air‑conditioning units are compact and located behind the dismantled cabinetry. Accessing these systems for servicing, as well as desilting the grease interceptor and flushing the sewer line, required temporary removal of surrounding fixtures and the creation of safe work platforms. Managing the waste water and grease residues while keeping the area clean presented an additional logistical hurdle.
Electrical Fixture Replacement and Power‑Point Re‑installation – Several lighting fixtures and power points had suffered water damage and corrosion. Re‑wiring and installing new fixtures had to be synchronized with the wall and ceiling make‑good works, ensuring that fire‑rated penetrations and cable routing complied with Singapore’s building regulations.
Project Considerations
Minimising Business Disruption – All high‑impact activities (tile demolition, mechanical servicing, and electrical works) were scheduled after normal operating hours. This approach allowed the surrounding businesses to continue their operations uninterrupted.
Safety and Containment – We deployed temporary barriers, chain‑link mesh, and heavy‑duty plastic sheeting to contain dust, debris, and any liquid runoff from the grease‑interceptor cleaning. Ladders, scaffolding, and wheelbarrows were positioned to provide safe access and efficient material handling.
Regulatory Compliance – Every step, from the removal of floor finishes to the reinstatement of fire‑rated ceiling services, adhered to the Building and Construction Authority (BCA) guidelines and the landlord’s reinstatement schedule. Detailed documentation and daily progress updates were shared via WhatsApp to keep the client fully informed.
Quality of Make‑Good – Wall edges were patched to achieve a seamless surface before repainting, and new tiles were laid with precision to match the original wood‑grain aesthetic. All replaced lights and power points were tested for functionality and compliance with the latest electrical standards.
