Project Overview

A prominent retail unit in the heart of Singapore’s bustling commercial district was approaching the end of its lease term. The tenant required a full reinstatement to meet the landlord’s specifications, which included the removal of existing built‑in cabinetry, the demolition of a roller‑shutter box, the erection of a new internal partition, and a complete wall repaint.

We were engaged to carry out the General Dismantling & Disposal Services together with Built‑in Carpentry, Cabinet, Kitchen Dismantling & Removal Services. The project demanded a clean, coordinated approach that would keep the retail floor operational for customers while the works proceeded behind the scenes. Our team scheduled the majority of the demolition and installation activities after business hours, employed strict site housekeeping, and maintained continuous communication with the client via WhatsApp to ensure every milestone was documented and approved in real time.

Technical Challenges

  1. Safe Cabinet Dismantling in a Live Retail Environment
    The existing cabinets were anchored to the structural floor and integrated with utility connections. Removing them without compromising the surrounding flooring, electrical wiring, or the day‑to‑day operation of the shop required meticulous sequencing, careful cutting of fasteners, and immediate removal of debris to avoid any slip hazards for shoppers.

  2. Roller‑Shutter Box Extraction Within Limited Headroom
    The shutter box sat directly above the sales corridor, surrounded by ceiling soffit and lighting fixtures. Extracting the box demanded precise de‑construction of the surrounding false ceiling, protection of the exposed services, and controlled disposal of the metal components to prevent damage to the adjacent wall finishes.

  3. Precision Partition Wall Installation Amid Ongoing Retail Activity
    The new partition needed to align perfectly with the existing floor line and adjacent walls while respecting the limited clearance of the walkway. Installing metal studs, securing board panels, and ensuring a plumb, straight line required the use of temporary protective barriers and a staged delivery of materials to keep the customer flow uninterrupted.

  4. Achieving a Uniform Paint Finish on Mixed Substrates
    After cabinet removal and partition erection, the wall surfaces comprised a blend of patched plaster, exposed brick, and newly installed board panels. Preparing these varied substrates for a seamless paint coat required thorough surface preparation, spot‑patching, sanding, and the application of a high‑quality primer before the final colour was laid down.

Project Considerations

  • Minimising Business Disruption – All demolition (cabinet and shutter box) was performed after the store closed, and the erection of the partition was staged in short, controlled bursts during low‑traffic periods. This approach ensured that customers could continue to shop with minimal interruption.
  • Safety & Site Protection – We deployed black plastic sheeting at the base of the new partition, used temporary scaffolding to access the ceiling void safely, and sealed the work zones with dust‑control barriers. All removed materials were promptly loaded onto disposal trucks to keep the floor clear and safe.
  • Regulatory Compliance – The reinstatement adhered to the Building and Construction Authority’s guidelines for end‑of‑lease works, including proper disposal of metal and timber waste, and the reinstatement of fire‑rated wall assemblies where required.
  • Documentation & Communication – Progress photos, daily logs, and a detailed punch‑list were shared with the client via WhatsApp, providing real‑time visibility and allowing rapid sign‑off on each phase of the works.

The reinstatement was completed on schedule, with the retail unit fully restored to a pristine condition that met the landlord’s stringent handover criteria.
