Project Overview

The client, a high‑traffic food‑and‑beverage outlet located in a busy mall, required a complete end‑of‑lease reinstatement of its service area. The primary objective was to remove the existing built‑in white countertop, dispose of all associated carpentry and cabinet elements, and restore the floor to a clean, hand‑over condition so that the space could be handed back to the landlord without any residual fixtures. In addition, all kitchen equipment and ancillary items needed to be safely packaged and transported to the client’s central kitchen for reuse.

Technical Challenges

  1. Integrated Counter‑to‑Service Infrastructure
    The white countertop was not a standalone piece; it housed concealed service cavities, wiring, and plumbing that fed directly into the back‑of‑house kitchen. Dismantling required careful disconnection of electrical conduits and water lines without damaging the surrounding wall finishes or the underlying tiled floor.

    The unit was situated in a narrow corridor with adjacent retail fronts. Moving large counter sections and packed equipment through this confined space demanded precise staging and the use of protective rollers and lift equipment to avoid contact with neighboring tenants’ displays.

  3. Floor Preservation During Heavy Removal
    The tiled floor beneath the counter is a premium finish that must remain intact for hand‑over. The removal process generated dust, debris, and potential impact loads that could chip or stain the tiles. Maintaining a pristine floor required immediate capture of debris and a systematic cleaning regime before the final hand‑over.

  4. Time‑Sensitive Equipment Transfer
    The client’s central kitchen operates on a strict production schedule. All kitchen appliances, utensils, and inventory had to be packaged, labelled, and moved off‑site within a narrow window to avoid any interruption to the client’s next operational phase.

Project Considerations

  • Business Continuity & Minimal Disruption
    All demolition and cleaning activities were scheduled after mall operating hours. This approach ensured that shoppers and neighboring tenants experienced no interruption, aligning with our commitment to minimal business disruption.

  • Safety & Site Protection
    We erected temporary barriers and used blue‑green demarcation tape to delineate the work zone, preventing unauthorized entry. Floor protection sheets were placed at high‑traffic exit points, and dust‑containment strategies (wet wiping and immediate debris removal) were employed to safeguard both the floor finish and the surrounding environment.

  • Regulatory Compliance & Documentation
    Every step—from counter disconnection, removal, to waste disposal—was performed in accordance with the building’s reinstatement guidelines and Singapore’s construction regulations. Detailed progress logs, photographs, and daily updates were shared with the client on WhatsApp, providing transparent communication and an auditable trail.

  • Efficient Logistics for Equipment Transport
    Prior to removal, equipment was inventoried, securely packaged, and palletised. A dedicated transport route to the central kitchen was cleared, and loading was coordinated with the client’s logistics team to ensure a seamless hand‑over without bottlenecks.

The project was completed on schedule, with the white countertop fully dismantled, all carpentry and cabinet components responsibly disposed of, and the floor restored to a flawless, ready‑for‑handover state.
