Project Overview
A high‑rise condominium unit in Singapore required a full interior clearance of several built‑in storage pieces to make way for a new design concept. The client’s brief called for the removal of a corner cupboard, two study tables each with wall‑mounted cupboards, a long plank shelf, an additional wall‑mounted cupboard, and the disposal of an existing bedframe.
At HackingSG we approached the job as a focused built‑in carpentry dismantling project, applying our specialised General Dismantling & Disposal Services alongside our expertise in Cabinet and Kitchen Dismantling. The work was completed entirely within the living‑study area, preserving the surrounding finishes and ensuring the unit remained ready for the next phase of interior fit‑out.
Technical Challenges
Limited Access and Tight Clearances – Condo units often have narrow doorways and confined floor plans. Dismantling a corner cupboard and attached study tables required careful sequencing and the use of compact hand tools to manoeuvre large panels through tight corridors without damaging walls, flooring or neighbouring units.
Secure Removal of Wall‑Mounted Fixtures – The study tables and wall‑mounted cupboards were anchored to plasterboard and concrete studs with a mix of screws, brackets, and concealed hardware. Extracting these elements without causing cracks or spalling demanded precise locating of fasteners, controlled unscrewing, and gradual removal of the joinery to protect the underlying wall surface.
Heavy‑Item Disposal in a High‑Rise Environment – The bedframe, constructed from metal and timber, was a bulky item that could not be broken down on‑site. Coordinating a safe lift‑out through the building’s service lift, while adhering to the building’s loading limits and fire‑safety protocols, added logistical complexity to the otherwise straightforward dismantling.
Dust and Debris Containment – Even though the scope involved only carpentry removal, sanding of exposed wall patches and the disassembly of laminated panels generated fine dust. Maintaining a dust‑free environment for the homeowner and neighbouring units required the use of portable extraction units, sealed drop‑cloths, and continuous site cleaning throughout the demolition phase.
Project Considerations
Protection of Non‑Demolition Areas – Prior to any work we installed protective sheeting on adjacent walls, covered the existing flooring with low‑profile protective film, and taped off windows and door frames. This prevented accidental scuffs and ensured the finished unit remained in showroom condition.
Neighbour‑Unit Impact Mitigation – We scheduled the most disruptive activities (e.g., removal of the corner cupboard) during the homeowner’s preferred hours and coordinated with the building management to limit noise and vibration. All debris was immediately bagged and evacuated via the service lift, eliminating any risk of spillover into hallways or adjacent apartments.
Clear Communication – Throughout the project, progress updates, photographs of completed stages, and any emerging issues were shared on WhatsApp with the homeowner and the interior designer. This transparent channel allowed rapid decision‑making and kept the client fully informed of the timeline.
Safety and Compliance – All team members wore appropriate PPE, and the work adhered to Singapore’s Workplace Safety and Health (WSH) regulations. Electrical outlets encountered during cabinet removal were safely capped, and any exposed wiring was reported to the client’s electrician for later reconnection.
Results
The dismantling and disposal phase concluded on schedule, leaving the condo unit with pristine wall surfaces and a clean, unobstructed floor ready for the next design stage. All targeted built‑in elements were removed without any damage to the surrounding finishes, and the bedframe was safely extracted from the building in compliance with load‑bearing restrictions.
