Project Overview

The client, a retail tenant in a high‑traffic shopping centre, required a full end‑of‑lease reinstatement so that the unit could be handed back to the landlord in pristine condition. The scope covered every element of a shop fit‑out – from demolition through to the final paint coat – and demanded strict adherence to the building’s reinstatement guidelines.

We began by securing the necessary Permit to Work (PTW) and installing temporary hoarding to isolate the work area from shoppers and neighbouring units. Our team then stripped the shop of all existing fit‑out items: signage, built‑in carpentry, the partition wall, a concrete‑rock wall, and a service basin. All ceiling‑mounted lighting, trunking, and the metal track system were removed, exposing the bare soffit.

Floor tiles were systematically hacked out to reach the substrate, after which the floor was prepared for a high‑performance epoxy coating. Water services were terminated at the point of use, and a new internal wall was erected using hollow‑block brick to replace the removed partition. Both wall and ceiling surfaces were patched, skim‑coated, and made good before the entire unit was painted to a uniform finish. The final step was the application of the epoxy floor system, delivering a seamless, durable surface ready for the next tenant.

Technical Challenges

  1. Coordinated Removal of Integrated Services
    The shop’s lighting, trunking, and metal ceiling track were all inter‑woven with the building’s services. Extracting these elements without compromising the surrounding structure required precise sequencing and careful handling of live circuits. We employed isolated power shutdowns and staged removal to protect the integrity of the ceiling soffit and adjacent units.

  2. Floor Tile Hacking in a High‑Traffic Environment
    The existing hexagonal tiles needed to be removed without generating excessive dust or debris that could affect neighbouring retailers. We used low‑vibration floor‑hacking tools, combined with on‑site dust extraction and a protective blue membrane to contain particulates. This approach preserved the underlying concrete slab for the epoxy coating while maintaining a clean environment.

  3. Reinstating Structural Walls with Hollow‑Block Brick
    Rebuilding the partition required matching the original load‑bearing capacity and fire rating. We designed a brickwork layout that integrated seamlessly with the existing wall’s structural grid, ensuring proper alignment and anchorage while complying with the building’s fire safety regulations.

  4. Achieving a Uniform Paint Finish Across Diverse Substrates
    The project involved multiple surface types – exposed plaster, patched brick, and newly skim‑coated walls. Preparing each substrate to accept the same paint system demanded meticulous surface profiling, primer selection, and moisture testing to prevent delamination or colour variation.

Project Considerations

  • Minimal Business Disruption – All demolition and reinstatement activities were scheduled after normal trading hours. Hoarding and temporary barriers were erected to shield shoppers and adjacent tenants, and we maintained a clean site through daily housekeeping sweeps.

  • Compliance and Documentation – The PTW process was strictly followed, and every step was logged in real‑time on WhatsApp for instant client updates. All works complied with the building’s reinstatement guidelines, fire‑rating requirements, and Singapore’s construction regulations.

  • Safety & Protection – Personal protective equipment (PPE) was mandatory for all crew members. Dust extraction units, floor‑covering membranes, and sealed containment zones were used to control silica dust from tile hacking. Electrical isolation points were clearly marked, and the terminated water point was pressure‑tested before handover.

  • Quality Assurance – After each major activity (e.g., wall reinstatement, ceiling make‑good, floor preparation), we performed a punch‑list inspection to verify alignment, level, and finish quality. The epoxy floor system was applied in a controlled environment to achieve the required slip resistance and chemical resistance for a retail setting.
