Project Overview

This industrial reinstatement project exemplifies our expertise in restoring functionality and compliance to industrial properties. The client engaged us to carry out a full reinstatement of their premises in accordance with the building management’s guidelines. This included the removal of non-permanent fixtures, the repainting of walls, floor preparation and refinishing, and the general restoration of the unit to its original handover condition.

The property, a multi-functional industrial space, required meticulous attention to detail to ensure that each phase of the reinstatement aligned with compliance requirements and operational constraints. Our efforts focused on reversing prior fit-outs and refreshing worn-out finishes, transforming the unit into a clean and professional space suitable for its next tenant.

The reinstatement scope also covered patching and repainting of walls, removal of non-structural partitions, and disposal of residual built-in elements. We ensured that any temporary relocations of shelving or equipment did not impede functionality. By adhering to strict safety protocols and maintaining active communication with the client, we delivered a seamless reinstatement experience that reflected our high standards.

Technical Challenges

1. Complex Floor Reinstatement and Surface Preparation

One of the major challenges in this project was the removal of old flooring finishes, some of which showed significant wear and staining. The process required the use of specialized tools such as floor scrapers and industrial-grade vacuums to ensure clean removal without damaging the base slab. Certain areas needed to be levelled and recoated to comply with handover expectations.

2. Reinstating in an Active Space with Equipment Present

Although the unit was partially vacated, the presence of residual shelving units and fixtures presented logistical challenges. We had to sequence works around these obstructions and implement temporary protection for items that remained on-site. This required clear labelling and coordination to avoid any accidental damage.

3. Adhering to Reinstatement Compliance Guidelines

As with many industrial handovers, this project involved strict compliance with reinstatement standards outlined by the landlord. This included ensuring the proper removal of fittings, repainting of all walls in approved colours, and ensuring that all surfaces were free from damage, stains, or markings. Regular visual inspections were carried out to ensure no details were missed.

4. Dust and Noise Control in Shared Building

Due to the property's location within a multi-tenant industrial building, our team had to manage noise and dust levels carefully. We deployed low-noise tools and sealed off work zones using plastic sheeting and negative air machines to prevent dust spread. Coordination with the building manager ensured other tenants were not affected.

Project Considerations

Safety Measures

Safety was a priority throughout the project. All workers were equipped with appropriate protective gear, including respirators, hard hats, and gloves. Additionally, temporary barriers and protective coverings were installed to safeguard remaining equipment and prevent accidental damage to walls, fixtures, and machinery. Safe disposal protocols were followed for all dismantled items and coatings.

Protection of Remaining Fixtures

To maintain the integrity of non-removable items, we implemented rigorous protection measures, including the use of industrial-grade tape and plastic wrapping to cover outlets, shelving, and wall edges. Floors near sensitive areas were sealed off to prevent paint splatter and dust accumulation.

Client Requirements

The client required the reinstatement work to be completed with minimal disruption and within a tight timeline to meet their lease-end obligations. This required a highly coordinated effort and phased approach. Regular progress updates via WhatsApp allowed the client to stay informed and make real-time decisions where necessary.

Results

The completed project successfully reinstated the industrial property to a clean, handover-ready condition. All partitions and fixtures were removed in line with the landlord’s specifications, walls were repainted to standard white, and floors were cleaned and patched where needed.

By maintaining clear communication, tight scheduling, and a strong focus on compliance, our team was able to deliver the reinstatement on time and with zero client complaints. This project demonstrates our ability to handle complex industrial reinstatement work while ensuring minimal disruption to client operations and maximum compliance with building regulations.
