Project Overview

The client, a high‑traffic dining and office hub in the heart of Singapore’s Central Business District, required an end‑of‑lease reinstatement that would completely strip the existing fit‑out and return the space to a clean, landlord‑ready condition. As a specialist commercial renovation contractor, we were engaged to execute General Dismantling & Disposal Services across a 1,200 sq ft corridor and adjacent dining area.

Our scope covered the removal of all partition walls, decorative wall panels, false‑ceiling grids, and fixed commercial fixtures. The work was performed in a fully occupied building, meaning that the operational restaurant and office spaces continued to serve customers while we dismantled the legacy fit‑out behind the scenes. The project was scheduled primarily after normal business hours to avoid any interruption to the client’s revenue stream.


Technical Challenges

Challenge How We Addressed It
Limited Access in a Narrow Corridor – The corridor serving the dining area is only a few metres wide, with a continuous flow of staff and patrons. We staged a phased removal plan, using compact hand tools and low‑profile equipment that could be maneuvered through the tight space. Temporary protective barriers were erected to segregate the work zone from the public pathway, ensuring safe passage at all times.
Embedded Services Behind Decorative Panels – The ornamental wall panels concealed electrical conduits, data cabling, and fire‑stop systems that had to be preserved or rerouted. Prior to demolition, we conducted a detailed services survey and marked all hidden utilities. During dismantling, we carefully cut around service points, capped live circuits, and coordinated with the building’s M&E team to reroute any affected lines, thereby maintaining compliance with Singapore’s building regulations.
Dust and Debris Control in an Active F&B Environment – Removing wall finishes and ceiling tiles generates fine particulates that can affect indoor air quality and food safety. We employed localized dust extraction units, sealed off the work zone with blue tarpaulin sheeting, and used anti‑slip floor covers to contain debris. Continuous air monitoring ensured that particulate levels remained well below the limits set by the Singapore Workplace Safety and Health Council.
Regulatory Waste Disposal – Commercial demolition generates mixed waste streams, including recyclable metal frames, gypsum, and contaminated materials. All waste was sorted on‑site into recyclable, hazardous, and general categories. We partnered with licensed waste‑management firms to ensure that gypsum and metal frames were diverted from landfill, while any contaminated material was treated in accordance with the National Environment Agency’s (NEA) disposal guidelines.
