Ceiling Mold Removal and Anti-Mould Painting for Residential HDB at Bukit Merah

Services Provided
Project Overview
The client, a homeowner living in a Singapore HDB flat, reported persistent mould stains on the ceiling throughout the unit and visible rust on several interior door frames. The goal was to restore a healthy indoor environment by eradicating the mould, applying a durable anti‑mould coating to the entire ceiling, and refurbishing the corroded metal door frames with a complete rust‑proof painting system.
We began with a full‑house ceiling mould remediation, followed by a two‑stage coating process—first an oil‑based sealer to lock out moisture, then a specialised anti‑mould paint to prevent future growth. Simultaneously, all affected door frames were stripped of rust, sanded to a smooth finish, patched with metal putty where needed, primed with an anti‑rust primer, and finished with a high‑gloss enamel coat. General touch‑up painting was also performed on surrounding walls to ensure a seamless, uniform appearance throughout the residence.
Technical Challenges
Mould Penetration in Ceiling Substrate
The ceiling panels showed extensive dark patches, indicating that mould had infiltrated the surface and begun to affect the underlying substrate. Removing the biological growth without damaging the ceiling required careful scraping, thorough cleaning, and the use of mould‑inhibiting agents to guarantee complete eradication.Corroded Metal Door Frames in Confined Spaces
The door frames exhibited deep rust and flaking paint, especially at the lower jambs where moisture accumulates. Working in the tight junctions between wall, floor, and frame demanded precise sanding and putty application to achieve a flush surface before primer and enamel could adhere correctly.Moisture Control and Dust Containment in an Occupied HDB Unit
Performing extensive surface preparation in a fully occupied residential block meant we had to limit dust spread to neighbouring units and maintain air quality for the occupants. This required the use of localized containment barriers, HEPA‑rated vacuuming, and a disciplined clean‑as‑you‑go approach.Achieving Uniform Finish Across Diverse Surfaces
The ceiling, wall junctions, and metal frames each required different preparation and coating systems. Balancing the oil sealer’s penetration on the ceiling with the enamel’s hardness on metal demanded meticulous timing and temperature control to avoid colour variance and ensure a cohesive final look.
Project Considerations
Protection of Non‑Demolition Areas
We laid protective sheeting over flooring and furniture adjacent to work zones, and used masking tape to safeguard trim, switches, and fittings. This prevented accidental splashes and ensured that only the targeted surfaces were treated.Minimal Disruption to Neighbours
All work was scheduled during agreed daytime windows, and we communicated progress daily via WhatsApp, providing the homeowner and interior designer with real‑time updates and photos.Dust and Contaminant Management
Wet‑scrubbing techniques, coupled with industrial extraction units, kept airborne spores and sanding dust to a negligible level. All waste, including rust debris and mould‑containing material, was sealed in double‑bagged containers and disposed of in accordance with Singapore’s environmental regulations.Health & Safety Compliance
Team members wore N‑95 respirators, disposable coveralls, and gloves throughout the mould removal and rust‑treatment phases. The anti‑mould paint used is low‑VOC, aligning with HDB’s indoor air quality standards.Quality Assurance
After each coating stage, we performed adhesion tests and moisture readings to confirm that the substrate was fully prepared. Final touch‑up painting addressed any minor imperfections, delivering a flawless transition between ceiling, walls, and door frames.
Results
The ceiling now exhibits a uniform, light‑coloured finish that resists moisture ingress and mould recurrence. The anti‑mould paint’s protective film, combined with the oil sealer, extends the ceiling’s lifespan and improves indoor air quality. All door frames have been transformed
